Property Management: Move In Inspections

Part of our property management services, we include a "Move in inspection". To conduct a move-in inspection, we get a rental condition report.

Once the tenant has completed the lease, and sent their e-transfer for first and last month’s rent, we schedule the day to come to the unit and complete an inspection.

Key things we look for during our inspection is that all of the appliances are properly functioning and there is running water- that gets hot. We take a walk-through of the unit to ensure that the smoke detectors work properly, and that the trim, flooring and walls are clean so the tenants have a clean apartment to move into.

Once the inspection is complete, we ask that the tenant sign the condition report and we know that the apartment is safe and ready for them to move in.

Processing a Rental Application Form

Processing a Rental Application is a service we include in our Property Management services we offer in Barrie and Area.

The tenant will complete our standard Tenant Application form, in which they will need to fill in their full name, co-applicants name, present address and landlord information, as well as income information.

With this information, we can then enter it into a TVS credit decision report from Equifax. This report helps us to gain information regarding their employment, any inquiries made by the credit bureau, as well as lets us know of any collections or possible bankruptcies.

It generates a score and a grade, which is used as part of our process to determine a suitable applicant for one of our rental properties.
